Following IBM’s relocation of most of its operations out of Rochester in 2013, the site has experienced a notable slowdown. Irene Woodward, Community Development Director for the City of Rochester, expressed eagerness to see how Industrial Realty Group (IRG), the developer, plans to utilize the land.
According to Woodward, IRG is not only looking at developing the existing vacant and underutilized area but also considering adding more than 1,000 residential units along with additional commercial space while retaining some larger buildings currently housing tenants at the Rochester Technology Campus. The focus on housing development aligns with high demand and need for additional housing within Rochester.
In addition to housing and commercial space scenarios proposed by IRG, there is also consideration for incorporating a massive sports complex on this site.
While it’s an exciting prospect for additional development in that area from the city’s perspective, no specific timeline has been set for this ambitious proposal. The city does not own this land; however it serves as overseer of all development on this property.
The next steps include seeking approval from Rochester City Council and gathering feedback from both state and city authorities. Once these requirements are met, IRG will have to submit various planning applications before any construction can commence as outlined in an environmental impact study report published alongside this proposal.
